“How much does it cost?” is the first question in any flat hunt – and with furnished apartments it is surprisingly hard to answer. Offers range from shared rooms for a few hundred francs to luxury serviced apartments at the price of a family home, and depending on the provider, “included” can mean entirely different things.

Realistic price ranges in Zurich
Prices depend heavily on location, size, standard and rental duration. As a guide for central to well-connected locations in the city of Zurich, roughly these all-inclusive monthly rates apply:

- 2–2.5 rooms: approx. CHF 2,400–3,800

Within these ranges, three factors matter most: location (District 1 and lakeside addresses cost considerably more than Districts 3, 4 or Altstetten), duration (monthly rates drop noticeably for longer stays) and service level (weekly cleaning and hotel-like services cost more than monthly cleaning).

What “all-inclusive” should contain
In Zurich, a proper all-inclusive rate usually covers:
- Rent including all utilities (electricity, heating, water)
- Wi-Fi at a reasonable speed
- Complete furnishing: furniture, an equipped kitchen, bed linen, towels
- Final cleaning and, depending on the offer, weekly or monthly cleaning
- Serafe fee (radio/TV levy) and administrative charges – ask if not mentioned
Ask specifically about these points for every offer. The most common hidden costs are cleaning charges that only appear in the small print, Wi-Fi “for a surcharge” and utilities “according to consumption” without a clear cap.
The platform trap: service fees and checkout surprises
If you search on the big booking platforms, you often compare apples with oranges: the displayed base price grows at checkout with service fees and cleaning charges – on monthly stays this quickly adds up to several hundred francs. - Rent for longer: the biggest lever. Monthly rates drop significantly with duration – booking six months instead of two often means paying noticeably less per month.
- Choose the location cleverly: neighbourhoods such as Altstetten or parts of Districts 3 and 4 offer fast public transport connections at much lower prices than the city centre – often adding only a few minutes to your commute.
- Consider a shared room: for individuals on a smaller budget, a furnished room in a shared flat is the cheapest fully-fledged solution – your own room, a shared kitchen, everything included.
- Enquire directly instead of booking via platforms: saves service fees and creates room to negotiate – for example on the rate for longer stays.
- Keep your dates flexible: if your move-in date has one or two weeks of leeway, you can use gaps in the occupancy calendar – asking costs nothing.
Conclusion: compare final prices, not listing prices
Furnished living in Zurich is no bargain – but it is transparently calculable if you consistently compare final prices: all utilities, Wi-Fi, cleaning and fees included, spread over your actual length of stay. In that calculation, a good furnished apartment beats both the hotel and most platform offers for stays of one month or longer.
